How to Write a Construction Management Job Description That Attracts Top PMs

The best construction PMs and superintendents are always employed. A vague job description will not bring them in. Here is what to write, and what to skip, to move your search faster.

Construction management hiring is competitive because the pool of experienced PMs, estimators, and superintendents is thin and they all know it. They can afford to be selective. A job description that reads like a procurement spec with a long list of requirements and no sense of the opportunity will either attract no one worth hiring or attract the wrong people. Here is how to write one that works.

Lead with the Project and the Team

Construction professionals want to know what they will be building, who they will be working with, and what the pipeline looks like. Lead with the project type (ground-up commercial, tenant improvement, industrial, multi-family), the typical project size, the team structure, and whether the work is backlogged. That is more compelling than a list of software requirements.

Be Specific About the Role's Real Scope

Distinguish between a PM who will own client relationships and a PM who is primarily a field coordinator. Specify whether the superintendent is expected to self-perform, coordinate subs only, or both. State the span of control: how many direct reports, how many active projects at once, and what the escalation path looks like. Ambiguity here attracts candidates who will leave when they discover the actual scope.

State the Credentials That Actually Matter

For a senior PM: commercial construction experience by project type, dollar volume managed, and software stack (Procore, Bluebeam, Primavera, Microsoft Project). For a superintendent: trades background, self-perform versus sub-coordination experience, and whether OSHA 30 is required or preferred. Cut generic requirements like 'strong communication skills' unless you are going to test for them.

Filling a construction management role?

Experienced PMs and superintendents are not browsing job boards. They are on jobsites. BEG reaches passive construction management candidates and fills roles in 23-35 days at roughly 50% less than contingency.

Include Compensation and What Makes This Opportunity Worth a Conversation

Construction professionals talk to each other. If your comp range is below market, word gets around and strong candidates will not engage. Post a realistic range based on what you would actually pay for the right person, not the bottom of the band. Then add something that distinguishes the role: a strong pipeline, a leadership development path, flexibility on projects, or ownership potential. The JD is the first sales pitch for the opportunity, and it needs to sell.

FAQ

What project types should I list in a construction PM job description?

Be specific: ground-up commercial, multi-family residential, industrial, tenant improvement, healthcare, or education. PMs specialize, and candidates with the wrong project type background will not be effective in yours, no matter how experienced they are.

Should I require a PMP or CCM in a construction job description?

Only if you genuinely need it. For many construction PM roles, a track record of delivering projects on time and on budget outweighs a certification. If the certification is required for a client contract, state that. If it is not, list it as preferred.

How do I attract construction PMs who are not actively looking?

You cannot do it with a job posting. The best construction PMs are employed on active projects. Reaching them requires a recruiter with a direct-outreach approach, which is how BEG fills construction management roles in 23-35 days.
